How much does the initial consultation cost?
Nothing. The first consultation is free and with no commitment. It's a conversation to understand whether Property Hunter is the right fit for your search.
How is Property Hunter different from a traditional real estate agency?
In the traditional Uruguayan model, agents hold the seller's mandate. At Property Hunter, the mandate is yours. This means we work exclusively for you, not for the seller. We don't compete with real estate agencies — in fact, we collaborate with them constantly. They have the properties; we have your mandate.
The cost is the same (3%), but with exclusive representation of your interests.
How long does a typical search take?
It depends on the type of property:

Can I cancel mid-search?
Yes, at any time and with no penalty. If your circumstances change or you want to pause, no problem. You only pay if we close a transaction.
What if I find a property on my own?
If you found something independently and want us to represent you in the negotiation, let's talk. It depends on the specific circumstances.
Do you only work in Punta del Este?
We specialize in Punta del Este and the coastal areas of Maldonado, but we also work on searches for farms and rural properties in other parts of Uruguay.
What exactly does the 3% include?
Everything: active search, property shortlisting, visits, negotiation, coordination of legal/technical due diligence, and support through signing. No additional fees.
How do I know you're truly looking out for my best interests?
Because we're paid by you, not by the seller. Our reputation and business are built on satisfied clients who refer us — not on closing deals quickly. If a property isn't right for you, we'll tell you, even if it means a longer search.
Do I need to sign anything to get started?
After the free initial consultation, if we decide to work together, we sign a simple representation agreement that defines the areas, property type, and expectations.
